What is a Head Technician?

The Head Technician is responsible for ensuring the preservation and maintenance of buildings. Their approach goes beyond solving specific problems; it focuses on extending the building’s lifespan and guaranteeing the long-term quality of life of its occupants.

If the building is over 45 years old, it is mandatory to commission this study from a qualified technician, whose findings are recorded in the Technical Building Inspection Report (ITE).

Maintenance Planning and Supervision

We draft and oversee the building’s maintenance plan, ensuring strict monitoring of ongoing maintenance tasks. We control and supervise works, guaranteeing execution in accordance with established quality standards.

Environmental and Energy Efficiency Assessment

We carry out a detailed study of the building’s environmental performance, evaluating its energy efficiency and accessibility. We propose measures to improve its environmental and energy performance, thereby contributing to the sustainability and comfort of its occupants.

Decree 67/2015, which regulates ITEs, in Article 10, point (c), states:
“Approve a rehabilitation program within a maximum period of one year when deficiencies in the building have been identified, and execute the planned rehabilitation works, which may be carried out in phases, prioritizing the repair of deficiencies according to their level of severity.”

Section Two. Article 23. The Building Logbook for existing housing must include:

  1. The instructions or recommendations for the use and maintenance of the building and its installations.

  2. The document archive.

  3. The incident log, which includes the documents set out in Annex 2, Section 4.
