The Head Technician is responsible for ensuring the preservation and maintenance of buildings. Their approach goes beyond solving specific problems; it focuses on extending the building’s lifespan and guaranteeing the long-term quality of life of its occupants.
The property manager is essential for the daily management of community matters. However, having a Head Technician goes further—it’s like having a trusted doctor for the health of a building.
In many cases, when problems arise in a homeowners’ community, the usual solution is to call different trades individually. This often results in partial interventions that do not address the issue in a comprehensive way, frequently leading to ongoing repairs in the future. The absence of a Head Technician with a global and technical approach can be detrimental to the proper maintenance of the building.
The absence of a technical advisor entails:
Lack of a thorough analysis of the situation.
Late detection of problems.
Inadequate or ineffective solutions.
Use of unsuitable materials.
Difficulty, or even impossibility, in objectively comparing estimates when awarding work.
Lack of technical supervision during project execution, preventing the certification of correct completion.
A Head Technician is vital due to their expertise and specialized knowledge of the technical and construction aspects of buildings, as well as their systems and installations, ensuring proper maintenance.
